Finding motivated sellers is one of the most important components
to being a successful investor. If someone is not motivated
to sell their home, you will probably never get a good
deal from them.
New investors often assume that the list price of a house
must be what the house is worth and consequently do not recognize
a bargain when they stumble across it or realize a property
is being offered at too high a price. Sometimes, people
place their homes on the market at a high price just to test the
market, on the basis that “everything is for sale at a price.” A
seller may have unrealistically high expectations as to what
their property is worth. They may also be advised by wellintentioned
friends or relatives who want to boost the seller’s
ego by telling them that the bright polka dots they so painstakingly
placed on the walls make the house worth a fortune. They
may also have fallen victim to less than scrupulous real estate
agents who secured the listing by suggesting a sales price
