homes going to foreclosure? There are lots of these deals,
and they are not hard to find.
First and foremost, let everyone know you are a private investor.
After all, if no one knows what you do, how can you
expect anyone to bring you a deal? (And if you’re embarrassed
to be a real estate investor, maybe you should think
about keeping your day job.)
Advertise that “We buy houses” and “We stop foreclosures.”
Put up signs and posters, and hand out business
cards everywhere you go. Make flyers and door hangers,
send postcards, and advertise in small community newspapers.
Do dozens of things to let the world know that you buy
real estate.
We receive a Notice of Default (NOD) list every day from
a title company we do a lot of business with. We also receive
lists from real estate agents.
As for the people on the NOD list, we call them, write
them, send postcards, and leave notes on their doors. We
also meet with neighbors to find out what’s going on with
properties. We even knock on the doors of houses in our target
areas that have the most equity.
But our favorite way to find these people is to have them
respond to our ads; we love it when they call us. Don’t be
afraid to advertise. Evaluate, measure, and change your ads
if necessary. This is a business, and you will need to invest
time and thought into it.
